Buying property in Dubai: a beginner's guide

Buying property in Dubai: a beginner's guide

Why Dubai keeps attracting buyers

Dubai combines zero property tax, high rental yields, world-class infrastructure, and a residency pathway through real estate. Whether you are buying a first apartment or adding to an investment portfolio, the market is transparent and tightly regulated by the Dubai Land Department (DLD) and its regulatory arm, RERA.

Step 1 — Set your budget (and know the real costs)

The price on the listing is not the whole story. Plan for these one-off costs on top of the purchase price:

  • DLD transfer fee: 4% of the purchase price.
  • Agency commission: typically 2% on ready properties.
  • Trustee office fee: around AED 4,000–5,000.
  • Mortgage costs (if financing): a 0.25% mortgage registration fee plus bank arrangement fees, and a minimum 20% down payment for expats on a first home under AED 5M.
  • Annual service charges: paid per square foot to maintain the building — always ask for the current rate before you commit.

Step 2 — Choose the right area for your goal

Living in it yourself? Shortlist communities by commute, schools, and lifestyle. Renting it out? Compare gross yields, occupancy, and service charges. Established communities like Dubai Marina or Downtown offer liquidity; emerging areas often offer better entry prices and stronger capital-growth potential.

Step 3 — Off-plan or ready?

Off-plan means buying directly from a developer before completion, usually with a flexible payment plan and a lower entry price. Ready means immediate handover, immediate rental income, and what-you-see-is-what-you-get. There is no universally right answer — it depends on your cash flow and risk appetite. Our consultants can model both scenarios for you.

Step 4 — The buying process, start to finish

  • Shortlist properties and view them with a licensed agent.
  • Agree the price and sign the Form F (MOU); pay a 10% security deposit.
  • If financing, obtain the bank's final offer letter and valuation.
  • The seller settles any mortgage and obtains the NOC from the developer.
  • Transfer ownership at a DLD trustee office — you receive the Title Deed the same day.

Step 5 — Verify everything

Only ever deal with RERA-registered brokers and check the listing's permit number. Every listing we publish at Mahboob Estate carries a verified regulatory permit, and our agents guide you through each document before you sign anything.

Frequently asked questions

Can foreigners own property in Dubai?

Yes — 100% freehold ownership is available to all nationalities in designated freehold areas, which cover most of the popular communities.

How long does a purchase take?

A cash purchase of a ready property typically completes in 2–4 weeks; mortgage purchases take 6–8 weeks.

Is there an annual property tax?

No. Dubai has no annual property tax and no capital gains tax — you pay the one-off DLD fee at purchase and ongoing service charges.
