This website is operated by MAHBOOB REAL ESTATE L.L.C (trading as “Mahboob Estate”), a licensed real-estate brokerage holding Trade Licence No. 1102430 issued in Dubai, with its registered office at Al Saqr Business Tower, Office 2001, Sheikh Zayed Road, Dubai, United Arab Emirates. We have been serving buyers, tenants, and investors since 2022. In this policy, “we”, “us”, and “our” refer to this company.

Account details — if you create an account (a “Lead”), we collect your name, email address, and phone number. Your password is never stored in readable form; we keep only a securely hashed version of it.
Email verification codes — when you register or reset your password, we email you a one-time verification code (OTP) to confirm the email address belongs to you.
Wishlist — the listings and projects you save as favourites are stored against your account so you can find them again.
Enquiry details — when you use the contact form or message us, we receive your name, email, phone number, and the content of your message, which is delivered to our own inbox by email.
Anonymous analytics — aggregated, non-identifying data about how visitors use the website (for example, popular pages and visit counts), including data collected through Google Analytics 4 (loaded via Google Tag Manager) and Microsoft Clarity (heatmaps and anonymised session replays).
Technical data — such as your IP address, used to keep the website secure (for example, blocking abusive requests).

We use Google Analytics 4 (loaded through Google Tag Manager) to understand website usage, Microsoft Clarity to see how pages are used (heatmaps and anonymised session replays), and Google Maps to show property locations. When these services load, Google and Microsoft may process technical and usage data on our behalf, as described in the Google Privacy Policy and the Microsoft Privacy Statement. We do not sell your personal data. We share it only with our own agents handling your enquiry, our trusted service providers (such as Google and Microsoft), or where the law requires us to.
