A first-time buyer's guide to the Dubai property market

Buying Guides
Buying your first property anywhere is daunting — doing it in a market as fast-moving as Dubai can feel overwhelming. This guide walks you through the essentials so your first purchase is a confident one.
Understand what you can actually afford
For expat buyers financing a first home under AED 5M, banks require a 20% down payment minimum. Add roughly 7–8% in one-off costs (DLD fee, commission, trustee and mortgage fees) and you have your true cash requirement. A pre-approval letter from a bank costs little and turns you into a serious buyer overnight.
Learn the freehold map
Foreign nationals can own outright in designated freehold zones — Dubai Marina, Downtown, JVC, Dubai Hills, Business Bay, and dozens more. Each community has its own personality and price band; renting in an area first is the cheapest research you will ever do.
Master the viewing checklist
Visit at different times of day — traffic, noise, and parking change.
Ask for the current service charge per square feet and what it includes.
Check the building's age, elevator condition, and the developer's reputation.
Confirm the exact size on the Title Deed, not the marketing brochure.
For rentals-to-be: ask what comparable units in the building actually rent for.
Know the paperwork
The core sequence is simple: sign the Form F (MOU), pay the 10% deposit to a RERA-registered broker, obtain the developer NOC, and transfer at a DLD trustee office. Your agent should explain every line before you sign — if they will not, change agents.
Five first-timer mistakes to avoid
Shopping without pre-approval, then losing the unit while the bank processes.
Ignoring service charges — they change your real yield dramatically.
Buying the cheapest unit in a weak building instead of a fair unit in a strong one.
Skipping the permit check — always verify the listing is RERA-registered.
Negotiating alone — market data beats gut feeling every time.
